Below is a guide to how Qasa works for landlords.
Get started
Qasa uses Schibsted account, so if you already have a Schibsted account we recommend using the same one for Qasa. If you don't, it's easy to create a new one! Along your ad, your profile will be visible to applicants so we recommend you to add a photo and a short description about you as a landlord. Before posting your ad on our site we also require you to verify your ID.
Post your ad
When you want to publish an ad, the site will ask some basic questions about the place that you're offering to rent. After that you'll be able to add pictures and a free description of the place. Keep in mind that a good description and some pictures will make your ad more attractive and it helps us to match the tenants to your ad better.
Now you can choose to either publish your ad or save it as a draft. The ad will be reviewed and you will receive an email when it is published on the website.
Get in touch with tenants
Instead of displaying your email or phone number, tenants contact you by sending a message request through your ad. You'll be able to look through the tenants' profile and get information about them and their needs for the apartment even before speaking with them. If the tenant seems like a possible candidate, simply reply the message they've sent you. If however you feel like you won't be a good match, you can just close the conversation. The tenant will be informed that you were not interested.
Find tenant
In the same way a tenant can browse homes and send message requests through the ads, you can browse tenants’ profiles via our feature “Find tenant”. We suggest tenants that seem like the best match for your ad. What we base this on can be read here (in Finnish). When you find a good candidate, you can send a message request to them and add a personalized message. The tenants have the same possibilities as you: either responding to you or closing the conversation. When you send a message request to a possible tenant, they will be able to see the ad and your profile. That's why we recommend you to at least add a photo!
We handle all payments
We handle the billing and transfer the rent to your bank account every month, on time. Even if the tenant is late with the payment. If necessary, we handle payment reminders and debt collection so you won't have to worry about that.
When the tenant signs the lease, we'll check their credit. If they have no disruptions in their credit history, we grant them pre-rent free rental. If they however do have disruptions, they'll have to pay the pre-rent before the move-in. We will send you an e-mail when the pre-rent is paid.
You receive your first rental payment 8 days after the tenant has moved in, after that the rent will be paid out to you on the 2nd of each month. If for any reason a tenant would not pay the rent, we will guarantee the rent even up to 6 months. All our payments are sent through Billecta.
