Below is a guide to how Qasa works for tenants. In the near future, our site will also be available in English.
Create a profile
Start by creating a profile. Profiles are a new concept and will be representing you, much like a profile on social media when you contact a homeowner. In your profile you will have the opportunity to write a bio, tell about your employment, and what preferences you have for your future home. Fill out your profile information fully, in order to maximize your chances with landlords. We also recommend verifying your ID, because that makes you look more credible to the landlords. When you are satisfied with your profile, you can also publish it in the "Find tenant" service to increase your chances of getting a place for yourself.
Contact the homeowner
We have made contacting homeowners more safe than ever before in Qasa.
This means that the first contact always happens by sending a message request through an ad. Get in touch with a landlord by sending a message request through the ad of a home you're interested in. Do it by clicking "Send message" in the listing. This is in no way binding and it's super simple. The landlord receives a notification regarding your message request. When you send a message request, it opens up a conversation between you and the landlord. In this conversation the landlord can see your profile, so it's important that you have filled it out carefully. Now the landlord can either respond to your message or close the conversation between you. If they close the conversation, you will be notified of this, and will know that the landlord is not interested in making contact with you. You can also reject your message request or close the conversation completely. By doing that the landlord will be informed that you're no longer interested. If you change your mind about this decision later, you can simply send the landlord a new message in the same conversation.
Optimize your search of a home
Under the tab "Find tenant" you can publish your profile for the landlords to see.
Your profile will show everything else on your profile, except for your personal information. That includes your last name, phone number, e-mail address, social security number and banking information.
Now that your profile is published, landlords can match you with their listings. Next to your profile will show, how good of a match you are to their listing based on your profile. Now is just up to the landlords to make message requests for you. Remember to be active yourself and also look through the listings.
When you decide to make the rental agreement through us, you'll get all of our services for the price of 4,95% of your rent. For example, your rent is 1000€ per month and in addition to that you will pay 49€ as a service payment each month. The total invoice in a month for you will then be 1049€.
We hope to bring security and knowledge for both you and the landlord. You will be assisted throughout the entire rental period with everything from creating a lease to ensure that your rights as a tenant are considered, Qasa will handle all payments and give you personal support during the rental if needed.
Sign the rental agreement
When you sign your rental agreement, we will check your credit. If you don't have any disruptions, we'll grant you renting without paying pre-rent. If you do have disruptions, you'll need to pay the pre-rent before moving in. All our invoices will be sent to you via e-mail and through Billecta. The pre-rent will be used to pay the final month's rent or any other rents that may have been unpaid.
In addition to the above and perhaps most importantly, we are always here to help if any problem arises, or just to answer questions.
