Below is a guide to how Qasa works for landlords. In the near future, our site will also be available in English.
First you'll have to create an account. Qasa uses Schibsted accounts, so if you already have one we recommend using the same one for Qasa. Before you post your ad we recommend creating a profile about yourself. The profile will be visible to the possible tenants and that's a way they'll get information about you. We also require you to verify your ID, before posting any ads on our website.
Post your ad
When you want to publish an ad, the site will ask some basic questions about the place that you're offering to rent, for example the address, the size of the place, how many people would it be suitable for etc. After that you'll be able to add pictures and a free description of the place. Keep in mind that a good description and some pictures will make your ad more attractive and also avoid having to answer unnecessary questions later by interested tenants.
Now you can choose to either publish your ad or save it as a draft. If you'd like to publish it, just click publish. The ad will be reviewed and you will receive an email when it is published on the website.
Get in touch with tenants - introducing message requests
Instead of displaying your email address or phone number, tenants now contact you by sending a message request through your ad with their profile. You'll be able to look through the tenants' own profiles and get information about them and their needs for the apartment even before speaking with them. If the tenant seems like a possible candidate, simply reply the message they've sent you. If however you feel like you won't be a good match, you can just close the conversation. The tenant will be informed that you were not interested.
In the same way a tenant can browse homes and send message requests through the ads, you can browse tenants’ profiles on your own by clicking “Find tenant”. Our system will suggest people that seem like the best match for your ad based on their profile. You'll be able to see all the info they've put into their profile, except for their personal information. When you find a good candidate, you yourself can send a message request to them and even a personalized message, if you'd like. They have the same possibilities as you: either responding to you or closing the conversation. When you send a message request to a possible tenant, they will be able to see the ad and your profile.
No service fee!
If you decide to make the rental agreement through us, there will be no service fee for you! Tenants will pay the service fee, and it will be 4,95% of the rent. For example: You request 1000€ as rent. You will get this, when we pay the rent for you. The tenant however will pay 1049€, in which the added 49€ is the service fee. In addition to having no service fee we guarantee to pay you rent even up to 6 months.
We hope to bring security and knowledge for both you and the tenant. You will be assisted throughout the entire rental period with everything from creating a lease to ensure that your rights as a landlord are considered, Qasa will handle all payments and give you personal support during the rental if needed.
We handle all payments
We handle all the billing and transfer the rent to your bank account, on time, every month, even if the tenant is late. We handle debt collection and late fees so you won't have to worry. Before the tenant moves in, we'll check their credit. If they have no disruptions, we grant them renting without paying a pre-rent. If they however do have any disruptions, they'll have to pay the pre-rent with one month's service fee. You, as a landlord, will not be able to know the result of the credit check. We will however send you a confirmation e-mail after the pre-rent is either payed or the tenant has been granted renting without pre-rent.
You receive your first rental payment 8 days after the tenant has moved in, after that the rent will be paid out to you on the 2nd of each month. If for any reason a tenant would not pay the rent, we will guarantee the rent even up to 6 months. If a tenant stops paying the rent, we will follow up and contact you if needed. All our payments are sent through Billecta.
In addition to the above and perhaps most importantly, we are always here to help if any problem arises, or just to answer questions.
